Commercial Asphalt Paving & Milling Agreement

Prior to paving, Contractor requires Owner/GC proof-rolling clearance of crushed aggregate base (CAB) utilizing a fully loaded 20-ton tandem dump truck with zero perceptible pumping or rutting (> 0.25″). Soft subgrade remediation, lime/cement stabilization, or geotextile fabric installation shall be executed via Change Order.

Contractor shall apply pressurized, uniform cationic asphalt emulsion tack coat at a minimum rate of 0.05 to 0.08 gallons per square yard across all milled surfaces, existing asphalt overlays, and concrete curb contact edges to prevent horizontal shear delamination between pavement lifts.

Hot Mix Asphalt (HMA) must arrive on site at temperatures between 285°F and 320°F in tarped dump trucks. Paving shall not proceed when ambient surface temperatures fall below 45°F and falling. Breakdown rolling must commence immediately before mat temperature drops below 220°F.

Contractor warrants that finished asphalt mat achieves a minimum in-place field density of 92.0% to 97.0% of theoretical maximum specific gravity (Gmm) verified by calibrated nuclear moisture-density gauge testing. Surface tolerance shall not exceed 1/4″ variation beneath a 10-foot straightedge.

Contractor guarantees a minimum 1.5% to 2.0% positive surface drainage gradient toward catch basins. Birdbaths or minor standing water depths exceeding 1/4″ after twenty-four (24) hours following rain shall be remedied by infra-red thermal patching or milling at Contractor expense during the 1-year warranty period.
