- ✅ Battery Back-Up: Telecom equipment enclosure includes self-contained 48V DC battery backup with spill containment.
- ✅ Conduit Risers: Pre-allocated 4-inch vertical electrical and fiber optic risers dedicated exclusively to telecom tenant.
☢️ FCC Radiofrequency (RF) Safety & Access
- ⚠️ FCC OET Bulletin 65 Compliance: RF emission levels at roof perimeter and stairwells must remain strictly under FCC limits.

📜 Rent Escalators & Co-Location Protection
- 💎 Annual Escalators: Minimum 3.0% compounded annually (reject 10% flat 5-year bumps which lose value to inflation).
- 💎 Co-Location Revenue Sharing: If primary carrier sub-leases tower/antennas to third parties, Landlord receives 25%–50% fee.
- 💎 Right of First Refusal (ROFR) Removal: Strike all carrier ROFR clauses that impede property sales or lease monetization.
