Commercial Fleet Wash Ground Lease & Environmental SLA

Each wash bay concrete pad shall be constructed with 8-inch 4,000 PSI fiber-reinforced concrete with a minimum 1.5% inward slope toward center trench drains. Concrete curbing of minimum 6-inch height must surround all three sides to prevent wastewater run-off into perimeter municipal stormwater catch basins.

Operator shall maintain a minimum 1,500-gallon 3-chamber sand/oil gravity interceptor pit. Heavy road grit, clay mud, and sediment settled in Chamber 1 shall be professionally vacuum-pumped whenever settled sludge reaches 30% of operating depth, or at a minimum interval of once every 60 calendar days. Manifest tracking logs must be retained for 3 years.

Wash facility utilizes hydrocyclone separators and Dissolved Air Flotation (DAF) units achieving 80%+ closed-loop water recycling. Water treated through the DAF system must maintain Total Suspended Solids (TSS) below 50 PPM prior to re-entering high-pressure triple-plunger wash pump manifolds.

All soaps, degreasers, aluminum brighteners, and bug removers dispensed through automatic foaming arches or manual pressure wands must be certified 100% biodegradable, nonylphenol ethoxylate (NPE)-free, and comply with EPA Safer Choice standards. No hydrofluoric acid brighteners permitted on site.

Municipal fresh water supply lines must be protected by an ASSE 1013 certified Reduced Pressure Zone (RPZ) backflow preventer, tested and tagged annually by a licensed backflow assembly tester. Facility power service requires dedicated 480V 3-phase 200A switchgear for high-pressure pump motors and blowers.
