- ✅ Commercial Towing Lien: Landlord holds statutory possessory warehouseman / parking lien against tractor and trailer.
- ✅ Default Remedies: 7 days overdue triggers gate lock-out; 30 days overdue initiates certified auction of vehicle/cargo.
- ✅ Lien Superiority: Tenant confirms zero senior unrecorded chattel liens that interfere with parking lot claim.
🛢️ Environmental Spills & Hazardous Cargo
- ⚠️ Zero Hazmat Staging: Class 1 explosives, radioactive materials, and bulk toxic chemicals strictly forbidden on premises.
- ⚠️ Fluid Spill Indemnity: Tenant strictly liable for diesel, DEF, or hydraulic oil cleanups ($1,500 remediation fine).
- ✅ Drip Pans Required: Tractors with known minor fluid seepage must park over commercial absorbent rubber spill pads.
🛡️ Commercial Fleet Insurance & Noise Rules
- 💎 Certificate of Insurance (COI): Minimum $1,000,000 Commercial Auto Liability naming Landlord as Additional Insured.
- 💎 Reefer Unit Decibels: Diesel refrigerated trailers must utilize electric plug-in hookups between 10:00 PM and 6:00 AM.
- 💎 Prohibited Maintenance: Zero major oil changes, engine rebuilds, or tire dismounting permitted inside parking stalls.
